What Does Black Mountain offer?
A large Ingles market, eateries, music venues, shops, and two downtown parks; Lake Tomahawk Park, a green belt with walking trails, and the new town center park. Gourmet groceries, YMCA with indoor pool, health center, and other restaurants are in Cheshire Village which is located between The Settings and the town of Black Mountain.

Asheville Regional (AVL) – 30 miles (35 minutes), Charlotte International (CLT) – 110 miles (1 ¾ hrs.)
Does the Settings have town services available?
The Settings enjoys all town services such as town water, sewer and trash pick-up. It also has underground electric and natural gas as well as fiber optic services from AT&T.
Will I be able to find a lot or home with a mountain view?
Yes
Is there an HOA? Are there any building restrictions, or community restrictions? Where can I find the governing documents?
Yes. Since 2011 The Settings has been a self-governed community and so there is an active Homeowners Association that enforces adherence to the CC&Rs (Declaration of Covenants, Conditions & Restrictions, that were put in place in 2005 by the original Settings developer). Because The Settings is comprised of custom built homes there is also a Design Review Board that assures consistency in home styles and quality. The intention is to maintain a mountain style that suits the beautiful woodlands and slopes of the community. So, every home is subject to design review prior to construction. Can I meet with someone from the Settings who is involved with the Design Review Board or the HOA?

What are the annual HOA fees?

Is the community financially solvent?
Absolutely. With an eye toward the future, the Board has maintained a solid balance sheet and The Settings has no debt. Consistent deposits into the Reserve fund makes The Settings stand out from other similar communities.
How close is the nearest hospital and what services does it provide?

Mission Hospital/Mission Health offers numerous locations scattered across western NC with its main complex on Biltmore Avenue in Asheville. Mission presently offers over 50 specialties and a cardiovascular program that has been ranked among one of the 100 best hospitals in the United States. And, of course, it is accredited by the Joint Commission. In 2019 Mission Healthcare will fall under the umbrella of HCA, a nationwide healthcare provider. This acquisition will result in a commitment of approximately $430 million over five years in capital expenditures for the Mission system. The completion of the Mission Hospital for Advanced Medicine, a replacement building for the Angel Medical Center and a new Behavioral Health hospital are among the planned investments. Additionally, HCA will contribute $25 million, that when combined with a matching $25 million contribution from Mission Health, will create a $50 million innovation fund to invest in businesses providing innovations in health care delivery that benefit the people of western North Carolina.
Who maintains the private roads?
Routine maintenance such as snow removal is contracted by the HOA to an outside firm. Repair/resurfacing of the roads is the responsibility of the community and is also done by a private contractor This routine expense is included in the annual assessment.
What amenities are there in The Settings?
Here are the major amenities:
- The community is gated.
- There are over 2 miles of wooded trails, one of which ends at a mountain top offering expansive layered views of the mountains and the town of Black Mountain.
- Created with the same mountain style in mind, the clubhouse has a spacious main level with vaulted ceilings, catering kitchen facilities for social functions, a massive stone fireplace and well over 1000 sq. feet of decks and porches where owners can mountain gaze and hold their social get-togethers. Gatherings are common here since there are a variety of room types to meet most any functional need.

- All utilities are underground, including water, sewer, fiber optics, natural gas and electric
- The roads are all paved with curbing and fire hydrants and many sidewalks.
Your club house doesn’t have a fitness room or pool?
No. Community members determined that this keeps the annual assessment in check since there is no overhead related to these amenities and their potential liabilities. Also, because the extensively appointed Cheshire YMCA facility is only a mile from our gate, Settings owners believe that the availability of that facility and its indoor pool far exceed anything that could be provided on our own grounds. Greenways, walking trails, golf course and disc golf are available in Black Mountain.
I’ve heard a lot about slope slippage in the mountains. Is this a problem with The Settings?
It’s impossible to predict what future weather will deliver but the community has master planned its storm water management so that paved roads, gutters and curbs direct running water in the best possible way to minimize these potential risks.
How many home sites are there?
There are 271 assessed lots. Some homeowners own multiple lots. The dynamic design of the community, with roads winding around mountain sides usually allows for privacy and/or views on even the smallest lots. By maintaining 40% of its 370 acres in a conservancy, the idea of minimal disturbance of the woodlands is maintained.
